How We Approach Different Homes

Condo design and landed house design require different thinking. We approach each with precision suited to its constraints.

Condominium Design

Making Proportion Work

In a condo, you can't change the dimensions. So every decision has to be exactly right.

The Constraint

Most condos have limited square footage. You can't move walls. You can't expand. That means proportion becomes everything.

How We Think

A door frame 5cm off changes how the room feels. A ceiling height that's 30cm lower changes everything. Window placement shifts how light moves all day. We obsess over what can't be changed because that's where precision matters most.

What We Focus On

The Result
A condo that feels larger than its footprint. Not through illusion, but through precision.

Landed House Design

Space Requires Intention

With more space comes a different problem: how to make it feel cohesive instead of scattered.

The Opportunity

Landed properties give you flexibility. Indoor-outdoor relationships, multiple zones, light from different directions. But more space also means more risk of becoming unfocused.

How We Think

We ask: How should these spaces connect? Where does light matter most? What rooms support which moments of living? More space means we have to think more carefully about intention, not less.

What We Focus On

The Result
A home that uses its space purposefully. Every area has a reason for being shaped the way it is.

Commercial Design

Function That Lasts

Commercial spaces are occupied differently than homes. They need to perform under heavy use while remaining professional and precise.

The Constraint

Commercial interiors serve multiple users, multiple functions, multiple hours of operation. Materials take abuse. Spaces need to maintain quality through years of intensity.

How We Think

We design for durability, not just appearance. What material survives daily heavy use? What proportion works when 50 people occupy it, not one family? How does a space function in its worst-case scenario and still feel refined?

What We Focus On

The Result
A commercial space that looks as intentional in year three as it did on day one. Function and precision working together.

Our Process

What We Do
(Regardless of Space Type)

Before we design anything

01

We Listen

What is this space for? Who uses it? What will it need to endure?

02

We Propose

Here's what we heard. Here's what we think should happen. Here's why.

03

We Plan

Spatial thinking, material strategy, proportions.

04

We Build

Precision at every stage.

05

We Stay

Check-ins after handover. Real questions about how the space is performing.
